Set in a National Park, close to the sea, our beautiful, large villa, which has over a hectare of garden, terraces and olive groves, has stunning and uninterrupted views of the sea to west and mountains to the north.
We have large pool, 14m by 7m, with plenty of space around it for sun loungers and a tented gazebo. It is ideal for the guest who likes to have the feeling of space and enjoys the freedom that privacy allows yet only an 8 minute drive to the charm and vibrancy of Sperlonga and spectacular beaches stretching as far as the eye can see towards Terracina.
As our villa is in a private, gated park, there are wonderful scenic walks, along private roads. This is a fantastic area for the cycling enthusiast and we have three planned routes for different abilities. There are many entertainments nearby, including a woodland adventure close to Itri, for those with a head for heights. Itri is a medieval town with the remains of an awesome castle and its a great place to shop for the guests who like to sample the “real” Italy, the market is on Friday.
The nearby “blue flag” beaches are outstanding, they have crystal clear water, fine yellow sand, and shallow water making it safe bathing for children. you can chose between large sweeps of beach, flanked by sand dunes and the Lago Lungo, if you like the wildness of a beach and long walks, or riding in “off season” or you can hang out near to the town of Sperlonga, if you like lots of restaurants and wandering around the charming streets of the hill town of Sperlonga. There are many coves heading towards Gaeta, including Spaigga Bazzano which is directly below our villa. ( you can walk to it if you are an intrepid walker, but I would not advise that route with children, its only 7 minutes in the car)
Situated half way between Naples and Rome, fly to either airport, its easy and cheap train ride to get into either city.
- 4 spacious bedrooms. (Sleeps 12) all bedrooms open onto the veranda, through French windows, each with its own table and chairs for a private retreat. One of the bedrooms is set up with bunk beds, we imagined it as a children dorm.
- The largest bedroom , has a single bed in it as well , it has a ceiling fan, the others all have electric fans.
- Two bathrooms, one with bath and shower, the other with shower, toilets, basins and bidets in both.
- A deep shade veranda surrounds all four sides of the ……square metre house,
- Huge, light and airy living room with large windows and French doors opening onto the wide veranda, with table and seating for 12.

- Large television, with DVD player and a large selection of discs. We also have a retro video recorder and a good selection of children videos, in English.
- The large “L” shaped living room has a games area with at two and a half metre pool table and

- Unusually large pool (for Italy) 14metres by 7metres. With a tented gazebo at the shallow end. We have a 4 metre umbrella and a seating area as well as sun loungers, with integral head shades. outside shower.
- A large roof terrace with fantastic views of the bay and Sperlonga, it also has a giant chess set.
- We provide a fully equipped kitchen, with dishwasher, large fridge, coffee maker, bread maker as well as oven, hob and microwave.
- We have a selection of board games and books ( in English )
- There is a lot of space around the villa, within the perimeter of the garden, terraces and garden.
- A shaded car port, which would accommodate four large cars.

"We have been coming to Sperlonga for over 15 years and couldn’t stay anywhere else. This stunning villa is away from the hustle and bustle of the beautiful vibrant Sperlonga town yet only a short 10 minute drive away. The sea views are incredible as are the surrounding hills.
We spend so much time by the larger than average swimming pool and sometimes it’s a struggle to leave the villa as we love it so much and has everything and more you need. From snooker table to giant chess set, table tennis and karaoke machine/play station plus a huge library of books and music to suit everyone’s taste.
It’s perfectly situated bang in the middle of Rome and Naples and we have had many sightseeing trips to these cities as well as Pompeii, Herculaneum and small islands off the coast.
The villa is perfect for a family or two as the rooms are generous in size and comfort. It’s been lovingly furnished and managed.
